Fast turnaround for leading agent as business park achieves full occupancy

Vacant office premises at a prominent north Leicester business park have all been let within eight months, achieving full occupancy for the site. 

Leading Leicestershire commercial property specialist Andrew + Ashwell has negotiated a swift turnaround of the refurbished properties since taking over the marketing of Barshaw Park, Beaumont Leys, eight months ago. 

Domiciliary care company, Ark Health Homecare, moved into the 1,302 sq ft, two-storey offices at Unit 3, last month, completing the final letting. In previous months Andrew and Ashwell has also let Units 1 and 2 to Fosse Health Care and Unit 9 to NICE Security and Facility Management. 

Barshaw Park is an established, 1980s development in a courtyard setting, which has recently been upgraded and also has the benefit of ample parking provision. The Park is located close to the city’s inner and outer ringroads, providing easy access to local areas and national motorway links. The vacant suites were refurbished to a high standard, resulting in the recent trio of lettings. 

Tom Meynell, Associate Director at Andrew + Ashwell, explained: “When we took over the site around a quarter of the units had been vacant for some time, but tenants have snapped up the units very quickly. 

“There is a general lack of supply to the market creating pent up demand for well-maintained, good quality premises and these modern offices fit the bill. 


“Barshaw Park is in a convenient location close to ringroad and motorway connections and the offices here are of high specification, with landscaped areas and plenty of parking space for staff and visitors, which companies often struggle to find.” 

Michelle Moulding, Branch Manager of Ark Health Homecare, which has relocated from Hinckley Road, is delighted with the new premises, as the building allows the company increased potential to expand. 

“We desperately needed extra space, which our new building provides, as well as being in a better location for transport. We now have our own training room on site, have room to take on new staff and there is also plenty of space to park.” 

A further unit of 1,300 sq ft is coming up for lease at Barshaw Park this autumn.
